Project File 1

Property Type: Ground Floor Flat
Client: Housing Association

The Issue

Recurring mould growth affecting the bedroom and living room despite previous treatments, with concerns that the underlying cause had not been identified.

What We Found

Our investigation identified multiple contributing factors, including elevated internal humidity, restricted airflow and external moisture ingress caused by defective guttering. The mould was being driven by a combination of condensation and penetrating moisture rather than a single issue.

What We Did

We completed a full property investigation, professional mould remediation, mechanical drying of the affected wall and external waterproofing works. A comprehensive post-works report was provided with moisture readings, environmental data, photographic evidence and practical recommendations.

Outcome

Moisture levels were reduced to an acceptable range, all affected areas were successfully remediated and the housing provider received clear documentation to support future property management and follow-on building repairs.

Case Study 2

Property type: Detached house
Client: Landlord (direct) on behalf of tenants

The issue
A severe mould outbreak was found in the pantry of a rented property, raising concerns around damp ingress and internal wall moisture.

What we found
Internal moisture readings were elevated, indicating damp within the wall. Further investigation outside revealed soil from newly built flower beds had been piled above the damp proof course, allowing moisture to penetrate the brickwork.

What we did
We treated the mould, dried out the affected wall, and applied an anti-mould, damp-resistant paint. A report was provided with clear recommendations to correct the external ground levels.

Outcome
The mould was removed, the cause clearly identified, and steps put in place to significantly reduce the risk of recurrence.
